Seller Net Sheet

Prorations split a shared expense between buyer and seller based on how much of the billing period each one owns. Enter your closing date, then pick a type below — the days are worked out for you.

Property Tax — Enter the annual tax, then say whether this year's taxes have been paid. Not yet paid means the seller owes their share up to closing. Paid in full means the buyer owes the seller for the rest of the year.

HOA — Enter the dues and how often they are billed, then say whether the current period is paid. Dues are usually collected in advance, so the seller is usually owed the unused part.

Per-Diem — A daily rate times a number of days, for things like daily mortgage interest or a rent adjustment. Both are entered by hand.
