What is a Closing Disclosure and when do I get it?

The Closing Disclosure (CD) is a standardized, federally mandated form that spells out the final details of your mortgage, such as the interest rate, monthly payment, and loan terms, plus an itemized list of every closing cost, including title and escrow fees. Under the federal TRID rule, your lender must deliver it at least three business days before closing. That window exists so you can compare it against your earlier Loan Estimate, ask questions, and confirm the cash you’ll need. Reviewing it carefully with your lender or escrow officer before signing is one of the most important steps for a buyer.
